By JEFF D. OPDYKE
Staff Reporter of The Wall Street Journal

From The Wall Street Journal Online

Will a New Highway Help Or Hurt a Home's Value?

Question: I live in a nice gated community. A highway will soon be built approximately 500 feet from my property. Should I sell my home now? My home is a two-story, so I will probably get road noise as well as lose my desert view.

Appraisers Funny Stories - "Beware of Cat"

It was one of the hottest days in July and I was on my way to an inspection. When I got there, the lady of the house was nice enough to offer me a glass of ice tea and apologized for not having central air. I told her that it was OK and I proceeded to do the inspection. She directed me to the upstairs and to my surprise, there had to be at least six cats wondering around. "They’re harmless," her daughter said. There was this one cat, that I thought was so cool. He had an all grey coat with piercing grey eyes. I thought I’d give him a pet on my way back down stairs, bad idea. The cat began to hiss at me. I hissed back, teasing the cat. I only wanted to pet you, I thought to myself. Boy was that a mistake, the little girl called out, "Hey Mr., I don’t know what you did, but Smokey’s coming after you!!" I looked back and the cat was coming at me with full force, I was so afraid I began to run. I ran right out the front door. I looked back and the cat was standing there guarding the front to make sure I didn’t come back in! The homeowner had to lock the cat in a bedroom to keep him from attacking me!

Myth or Reality: - Can you Guess

  1. Appraisers are hired only to estimate real estate property values in property sales involving mortgage-lending transactions.

  2. An appraisal is the same as a home inspection.

Answers:

  1. This is a myth!  The Reality is: Depending upon their qualifications and designations, appraisers can and provide a variety of services including, dispute resolution, zoning and tax assessment review and cost/benefit analysis.

  2. This is a myth!  The Reality is: An appraisal does not serve the same purpose as a home inspection.  The appraiser forms an opinion of value in the appraisal process and resulting report.  A home inspector determines the condition of the home and its major components and reports these findings.

Joke of the Month

There was a lawyer and he was just waking up from anesthesia after surgery and his wife was sitting by his side. His eyes fluttered opened and he said, "you're beautiful," and then he fell asleep again. His wife had never heard him say that before so she stayed by his side. A couple of minutes later his eyes fluttered opened and he said, "you're cute!" Well, the wife was disappointed because instead of "beautiful" it was "cute." She said, "What happened to 'beautiful'? His reply was, "The drugs are wearing off!"
