Differences Between Modular and Manufactured Homes
Modular Homes |

Modular
homes are built in modules at a factory.
-
Modulars
are built to conform to all state, local regional building codes
at their destinations.
-
Modules
are transported to the home site on truck beds, then joined
together by local contractors.
-
Local
building inspectors check to make sure the structure meets
requirements and that finish work is done properly.
-
Modular
homes are sometimes less expensive per square footage
than site built homes.
-
Appraisal
reports for Modular homes will not have the Manufactured Home
box checked. The appraiser will explain in the addendum that
the quality of construction of a Modular home is similar to that
of a “stick-built” home. (Metro-West Appraisal Co., LLC policy)

A
well-built modular home should have the same longevity as its
site-built counterpart, increasing in value overtime.
Manufactured Homes
-
Formerly referred to as mobile homes
or trailers.
-
Manufactured homes are built in a
factory.
-
Conform to a Federal building code,
called the HUD code, rather than to building codes at their
destinations.
-
Homes are built on a non-removable
steel chassis.
-
Sections are transported to the home
site on their own wheels.
-
Multi-part units are joined at their
destination.
-
Segments are not always placed on a
permanent foundation (more difficult to re-finance).
-
Building inspectors check the work
done locally (electric hook up, etc.) but are not required to
approve the structure.
-
Manufactured housing is generally
less expensive than site built and modular homes.
-
Manufactured homes often decrease in
value over time.

end of a job interview, a young engineer fresh out of MIT was asked,
“And what starting salary were you looking for?” The engineer
replied, “In the neighborhood of $125,000 a year, depending on the
benefits package.” The interviewer said, “Well, what would you say
to a package of 5-weeks vacation, 14 paid holidays, full medical and
dental, company matching retirement fund to 50% of salary, and a
company car leased every 2 years – say, a red Corvette?” The
engineer sat up straight and said, “WOW! Are you kidding?” and the
interviewer replied, “yeah, but you started it.”

Appraisers Funny Stories
Cute Little Doggy...
I was
completing a file that was a vacant Purchase, easy I thought I
don’t have to set up an appointment I can just go by. I called
the real estate agent to get the lock box number and I was on my
way. As a courtesy, I always either knock or ring the doorbell,
just so there are no surprises. No one answered, so I was clear
to begin my inspection.
This home had two gates so I opened them both and started
measuring the exterior. I was in the rear of the home and I
looked at the garage and saw what looked to be a “dog door”. I
thought to myself, “wouldn’t it be funny if some ity-bitty cute
"purse" dog came out and pulled at my ankle.” This is the funny
part that I’ve seen in comedies in situations like this, “hah,
that would be pretty funny”; I said never imagining it would
actually happen.
Just as I approached the garage, I saw the doggy door moving,
and out came this huge Weimaraner. Boy, he did not look happy to
see me. So I politely begin to walk backwards toward the gate, I
wanted to run…but I didn’t want the dog to chase me. I did my
best to smile without fear until I could feel the end of the
gate against my back. I quickly closed the gate and ran to the
other side to close the other. I called the agent, who by the
way thought this was pretty funny and asked that she call the
homeowners to have them come and get their dog. Next time, I ask
the agent if a home is vacant, I’ll be sure to include dogs in
that question.
