Tip of the Month - Selling Your Home with FHA Financing?

Here are the 12 most common FHA repairs needed:

The purpose of FHA repairs are to correct deficiencies which may affect the health and safety of the occupants or the continued marketability of the property. If possible, we suggest that your client make any repairs to their home prior to the appraisal. This will improve the marketability and help the sale or refinance of your clients home go smoothly.
 

 
 
 
 
  1. If the home was built prior to 1978, chipping and/or peeling paint must be scraped and painted. This includes interior, exterior, garages, sheds, fences etc.

  2. Roof should have at least 2 years of useful life remaining and no more than 2 layers of shingles.

  3. Broken or cracked windows must be replaced.

  4. The cause of wet basements should be cured (i.e., improve drainage away from house, gutters, etc.)

  5. Electric service must be 60 amp or greater. Electric certification may be required if 60 amp appears to be overloaded (i.e., homes larger than 1000 sq. feet with many major electrical appliances).

  6. Abandoned inoperable wells must be capped and sealed by a licensed well sealing contractor.

  7. Safety handrails should be installed in open stairwells or stairways with three or more risers.

  8. Infestation of any kind should be exterminated (i.e., termites, carpenter ants, insects, mice, bats, etc.).

  9. Damaged or inoperable plumbing, electrical and heating systems should be repaired. The appraiser will check these areas.

  10. Structural or foundation problems must be repaired.

  11. If there is a crawl space, it will be the homeowner's responsibility to make this area accessible so that it can be thoroughly inspected by our appraiser.

  12. The attic area must be accessible for the appraiser to inspect.

Why am I so tired?

For a couple years I’ve been blaming it on iron poor blood, lack of vitamins, dieting and a dozen other things. Now I found out the real reason. I’m tired because I’m overworked.

The population of this country is 237 million, 104 million are retired. That leaves 133 million to do the work. There are 85 million in school, which leaves 48 million to do the work. Of this, there are 29 million employed by the federal government. This leaves 19 million to do the work. 4 million are in the armed forces, which leaves 15 million to do the work.

Take from the total the 14,800,000 people who work for state and city government and that leaves 200,000 to do the work. There are 188,000 in hospitals, so that leaves 12,000 to do the work. Now, there are 11,998 people in prisons. That leaves just two people to do the work.

Appraisers Funny Stories

A lovely appraiser is filled with excitement as she approaches the last inspection on a hot sunny evening. She thought to herself, "this should be an easy one." Boy, was she wrong ! During an inspection, it's protocol to ask a series of questions before entering a home, one of them being "DO YOU HAVE ANY PETS?" None, was the answer given by the homeowner. As the appraiser continued to complete the inspection, she was stopped by the homeowner who advised that there was a dog in the rear of the yard. The appraiser assumed there must have been a stray dog that had wandered in the yard since the homeowner stated she had no pets.

The homeowner suggested that it might be easier for the appraiser to take the rear photos from the parking lot of the convenient store located behind the home. The appraiser agreed. As the appraiser reached over the fence to snap the pictures, a mean Rottweiler spotted the appraiser and leaped over the fence in one hop.

The appraiser, desperate to make it back to the front of the store to her vehicle realized her feet just weren't moving fast enough, so off goes her shoes and down went the camera. Finally the dog gave up and returned back to the fence and leaped back into the yard. The appraiser now back at her vehicle relaxes as her knees continue to wobble. The homeowner calmly walks over to retrieve the appraisers belongings. "Just out of curiosity," the appraiser asks, "whose dog is that?" To her surprise the homeowner stated, "it's our dog but he's gotten too big for us to deal with!"
