Each month you will receive a newsletter with helpful tips, recent articles, monthly jokes and any upcoming events. The following items, if available from your client, will help the appraiser provide a more accurate appraisal in a shorter amount of time:

  • A survey of the house and property; a deed or title report showing the legal description.

  • A list of personal property to be sold with the house if applicable.

  • A copy of the original plans & specifications, the date and purchase price your client paid when they purchased the property (required by federal law, if client purchased the home within the last 3 years).

  • A list of recent improvements and costs, as well as any other information you feel may be pertinent.

Funny Stories from Appraisers

It was the first inspection of the day, around 8:30 or so. The young lady let me in, and asked if I wanted some coffee. I politely refused the offer and thanked her. The homeowner said to go ahead and do whatever I needed to do, and she would be in the kitchen if I had any questions.

At about this time a little boy, around two years old or so, came walking down the hallway, wearing p.j's, with his head down. He got up to me and immediately wrapped his arms around my knees, Isn't that cute I thought. The toddler looked up at me with his sleepy smile, which immediately turned to abject horror...I can imagine what he might have thought.. What's happened to my Daddy, where's his hair, what happened to his youthful countenance, yikes I'm getting out of here.

His screams of panic brought his Mother from the kitchen. I explained the situation, she gave me a little smile as she tried to calm her son. I completed the inspection and left. These sort of traumatic events can cause nightmares for sure, but when they do I just get up, have a glass of water and go back to sleep...
