Each month you will receive a newsletter with helpful tips, recent articles, monthly jokes and any up coming events. Tip of the Month

What is involved in the physical inspection of your appraisal?
 

 
 
 
 
  • First - We will do a careful physical inspection of your client’s home. Please tell them not to worry about the kids, toys, unmade beds, vacuuming or other household disorder. We are looking at the structure, condition and features of their home. This is only the beginning of the appraisal process. The typical report requires 6-8 combined hours by appraiser and staff to complete.

  • Second - The appraiser is required to take photos of the exterior of you client’s home (front, rear, street, and any other factors that may affect value). They may also take some interior photos to help better represent the home to your underwriter.

  • Third - You may see your appraiser driving though the neighborhood looking for current listings or sales to utilize as comparables for your appraisal. The sales that the appraiser finds are called "comps" or "comparable sales". The listings that are found are to help the appraiser analyze the neighborhood values as well as determine the supply and demand. The appraiser will make dollar adjustments to reflect differences in "comp" properties. Upgrades like fireplaces, air conditioners or home improvements add value to a property (usually not dollar for dollar, but will add value).

  • Finally - We are ready to prepare our report and submit it to you.
